Maxair Mechanical HVAC Construction Project Manager

**Location:** Marietta, GA 30067

The project manager reports to the GC Projects group manager and is responsible for the management, administration, growth, and profitability of the projects assigned within the business segment, including implementation and success sections of the annual strategic business plan.

This list is not exhaustive or all-inclusive but is intended to be used as a guide. Initiative, decisiveness, tact, integrity, judgment, leadership skills, and technical knowledge are essential to achieving departmental and corporate goals.

Job-related contact can occur virtually with all demographic groups, with the majority of daily contacts being with MAXAIR MECHANICAL LLC employees and departmental customers.

Essential Functions:

  • Planning, organizing, controlling, and coordinating all aspects of the projects sold or given to the project manager.
  • Scheduling jobs based on the schedule provided by the general contractor and the capabilities of the available foreman.
  • Maintaining liaison with the department manager, the controller, and the billing administrative assistant on problem accounts receivables.
  • Working with department managers and employees in support of all facets of the company.
  • Working with department managers and the president in support of the corporate goals, mission, and vision.
  • Managing the necessary administrative records and controls to protect the interests of the corporation and the customer, to include prompt and accurate invoicing, submittals, shop drawings, and close out materials.
  • Resolving customer concerns and complaints in a timely, efficient, and cost-effective manner.
  • Coordinating the efficient use and allocation of the co-op's time.
  • Working with suppliers on pricing, performance, reliability, and availability.
  • Performing all duties as directed by the department manager.
  • Overseeing all projects to ensure optimal customer service, efficient use of equipment and time, and meeting departmental strategic and budgetary goals.
  • Perform sales calls in support of initiating work for the construction department.
  • Design of HVAC and plumbing systems and the controls that support them.
  • Evaluation of vendor and subcontractor proposals to ensure compliance with the job requirements and specifications.
  • Estimating HVAC and plumbing projects and change orders to comply with corporate profit guidelines and project requirements.
  • Provide conceptual design and pricing to support conceptual design for both HVAC and plumbing.
  • Survey potential projects and identify best solutions for pricing.
  • Coordinate permits and inspections to ensure all project schedules are met.
  • Coordination with service department dispatchers to ensure efficient use of technicians time and effort.

Work Environment:

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.

Physical Demands:

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand, walk, use hands, handle or feel, and reach with hands and arms. This is a largely sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets, and bend or stand on a stool as necessary.

Position Type:

This is a full-time position, and hours of work and days are Monday through Friday, 8:00 am to 5 pm. Occasional evening and weekend work may be required as job duties demand.

Travel:

Travel is primarily local during the business day; although some out-of-the-area travel and overnight stays may be expected.

Required Education and Experience:

  • Seven or more years of combined practical and academic experience in the full range of HVAC subfields, including experience to analyze a typical field situation and provide a timely, correct solution, with at least 1 year of it in a project manager capacity.
  • Ability to successfully direct and coordinate the requirements of the customers, employees, outside suppliers, delivery schedules, and subcontractors.
  • Ability to negotiate with suppliers and vendors to ensure prompt and timely delivery at the lowest possible price.
  • Good oral and written communication skills.
  • Excellent leadership and supervisory skills to motivate employees to higher achievements and to keep the company morale high.
  • Skill and ability in promoting and selling projects and contracts on the phone and face-to-face.
  • Ability to comprehend and implement applicable HVAC related federal, state, and local governmental laws, codes, and regulations.
  • Have a valid driver's license.
  • Ability to represent the company at HVAC related social activities.
  • Familiarity with computer programs such as Excel, Word, Access, Outlook, and Job Cost Accounting software.

Work Authorization:

  • Security Clearance.
  • Ability to be insurable by MAXAIR's motor vehicle insurance carrier.
  • Ability to pass a pre-employment drug screening and participate in a drug-free workplace program.
